The tourism industry has many infrastructures and service institutions in its category, and accommodation is one of the most important infrastructures for it. In our country, traditional residences are among the tourist facilities, which, based on the law, require grading and evaluation by the Ministry of Cultural Heritage, Tourism and Handicrafts. Due to the fact that traditional residences have many differences with hotels and the criteria developed to evaluate and grade them are almost similar to the criteria of hotels and there are challenges in this field. Based on this, this research aims to investigate the challenges of evaluating and grading the traditional residence with the case study of Kashan city, in order to achieve these challenges. This research was based on quantitative and survey methods. The statistical population included all ۴۹ traditional residences in Kashan city, and the total number method was used to collect the questionnaire. The researcher developed a questionnaire based on literature review and related documents, and its validity and reliability were confirmed using the formal method and Cronbach's alpha. The data was analyzed using   ۲۶ and SmartPLS۴ software. A combination of one-sample t-test, confirmatory factor analysis, and structural equation modeling has been used to evaluate and verify the relationships between variables. The findings showed that the challenges related to the evaluation and grading of traditional residences include building and facilities, equipment and necessities, guest services, human resources and education, sustainable development and accessibility, and finally in the safety sector. and health, and the four effective factors in the occurrence of challenges are, respectively, evaluation experts, implementation companies, managers of traditional residences, and the Ministry of Cultural Heritage. Finally, the research model was also approved based on the conducted tests. According to the results of the research, those involved in the evaluation and grading of traditional residences can help to solve these challenges and improve the evaluation and grading of these types of residences by working together, and this is a step towards improving the situation.
